After looking everything over, I would recommend these options to my clients:
1. Modification
2. Short Sale
3. Deed in Lieu
It doesn't make any sense to do a deed in lieu before trying a short sale.
Deed in lieu is generally the last option. The bank prefers 1)
attempted loan mod then 2) attempted short sale and if those fail
lastly 3) deed in lieu which can take up to 2 weeks to get done -
depending upon the servicer for the loan.
